Not every Talking Rock Ranch custom home gets to sit right on the fairway with sunset views and a floor plan built around indoor–outdoor living, but Kokopelli does.
Designed and built by Hughes Building Company (HBC), Kokopelli is a single-level custom home in Prescott’s high country. It’s part golf-course retreat, part everyday home—tailored to owners who wanted big views, relaxed spaces, and a layout that actually matches the way they live.
From the air, Kokopelli reads like a classic ranch: low, linear rooflines, warm stone and stucco, and a footprint that follows the land instead of fighting it. The lot backs directly to the golf course at Talking Rock Ranch, so views and orientation came first.
The motor court and driveway are pulled toward the street, leaving the back of the home open to the fairway, junipers, and long high-desert views. Large windows and sliding glass doors are placed to catch light without turning the house into a glare box. Covered porches on both front and back give the owners a place to sit in the shade and watch the sky change at the end of the day.

Inside, Kokopelli is built around one central idea: the main living space should feel easy, open, and connected to everything else.
The great room sits at the core of the plan. Timber beams, wide-plank floors, and a stone fireplace give it weight, while a full wall of glass opens toward the covered patio and golf course. From that one space you can see the kitchen, the bar, and straight through to the outside.
This isn’t a “formal living room” you walk past on the way to somewhere else. It’s where people actually sit, talk, watch the game, and come back to after being outside. The finishes stay warm and grounded so the eye naturally moves between interior details and the view beyond the glass.
On one side of the great room, the kitchen is doing a lot of quiet heavy lifting.
Two generous islands break the space into zones: one for prep and cooking, one for serving and gathering. Custom cabinetry wraps the perimeter, anchored by a professional-grade range and a tile backsplash that reads like a focal wall instead of an afterthought. In the bath, you’ll see dual furniture-style vanities, patterned stone countertops, and custom tile showers with layered accent bands. The design reads as calm rather than fussy—enough interest to feel intentional, without turning into something the owners will regret in ten years.
Secondary baths and showers each get their own tile pattern and detail, so no room feels like a repeat. A hardworking laundry room—with full-height cabinets, ample countertops, and front-loading appliances—keeps day-to-day life controlled and out of sight when needed.

The back of Kokopelli is essentially one long outdoor room. Covered patios run across the rear elevation, with pavers underfoot and a series of seating and dining zones along the wall. Some areas are built for quiet mornings and coffee; others are clearly meant for happy hour, grilling, and watching golfers play through at golden hour.
